Houserules

General


Standardly allowed to stay with 6 people in the villa, optionally 2 extra people upon request.


Smoking is prohibited inside the villa, but allowed on the terrace.


Pets are not allowed in the villa.


You must leave the villa tidy upon departure. Failure to comply with the agreements will result in additional charges.


When you check out later than 10:00 AM, we will charge additional fees.


Parties and celebrations in the villa are not allowed.


Access to the estate


Via an access pass available at RE/MAX Wildlife Properties (Hoedspruit).


Waste Collection and Recycling


Household waste: collected every Thursday. Waste must be placed in animal-proof bins.


Recycling: use colored bags (available at Spar or Pick and Pay).


Recyclable: paper, tin, glass, plastic, Styrofoam.


Not recyclable: food waste, wood, textiles, batteries, lamps, electronics.


Recycling is handled by SkipGO and processed at Gadifeli Waste Reclaimers.


Traffic & Safety


Speed limit: 30 km/h (overtaking not allowed).


Be alert for pedestrians, cyclists, and wildlife on the roads.


Motorcycles and quad bikes are not allowed.


Parking only in designated areas.


Animals always have priority.


No one may create fire hazards that could lead to veldfires.


Fires may only be lit in the fire pit (Boma) at times indicated (weather conditions) on the sign at the entrance of the Wildlife Estate.


The fire hose at the house is sealed and may only be used in case of a critical fire outbreak.


Swimming is at your own risk and children only under adult supervision. Diving, running, and jumping from the edge is prohibited. Use of glassware is strictly forbidden. The landlord is in no way liable for the use of the pool.


Nature, Animals & Vegetation


Feeding animals is strictly prohibited – it disturbs their behavior.


No pets allowed (to prevent diseases and interbreeding with native species).


Native plants: only local, non-invasive species may be planted.


Fire safety: keep a 20-meter fire clearance around the house annually.


Drones: not allowed over the estate.


Quiet & Privacy


Be mindful of noise levels, especially after 10:00 PM.


No noise is allowed from 10:00 PM to 6:30 AM.


No spotlights or bright outdoor lighting.


Respect the privacy of other residents – stay at least 30 meters from their homes.


Use of Property


No dumping of waste, rubble, or garden debris on open grounds.


No picnics or gatherings outside designated zones.


Camping or temporary occupancy (tents, caravans, etc.) is not allowed.


Generators only allowed with approval and under strict conditions.


Security


Gated community with 24-hour monitoring, access control, and electric fencing.


Villa Upendi is secured with cameras at the front entrance and terrace side.


The cameras only monitor public areas (front door, carport, and driveway).


Rental 


Tenants must comply with HOA rules and will be registered.
